Lower Hutt (Maori: Awakairangi) is a city in the Wellington region of New Zealand. Its council has adopted the name Hutt City Council, but neither the New Zealand Geographic Board nor the Local Government Act recognise the name Hutt City. This alternative name can lead to confusion, as there are two cities in the Hutt Valley, Lower Hutt and Upper Hutt. The Upper Hutt City Council objects to the name of Hutt City. The former Hutt County included much of the area of both Upper Hutt and Lower Hutt. Lower Hutt is in the Wellington Region. It is the tenth largest city in New Zealand in population, and covers an area of 376.74 km². Geography The city centres on the lower (southern) valley of the Hutt River, to the northeast of Wellington. The valley widens as the river nears its mouth, so the central urban area of the city forms a triangle with its longest side along the shoreline. In the upper reaches of the city the Western and Eastern Hutt Hills become closer, culminating in the Taita Gorge at the northern end of Lower Hutt, separating the city from neighbouring Upper Hutt. Lower Hutt includes the cluster of small settlements that extend down the eastern coast of Wellington Harbour. These include the two large townships of Wainuiomata (inland) and Eastbourne (on the coast). The city also includes a large area of sparsely-populated land to the east of the harbour, extending to Pencarrow Head and into the Rimutaka Ranges. Lower Hutt includes the islands in Wellington Harbour, the largest of which, Matiu/Somes Island, is commonly referred to by its former name of Somes Island. Hutt River The Hutt River is one of the most significant features of the city, which occupies the lower regions of its flood plain. In the 20th century stopbanks were built to contain the river, but the threat of flooding as the result of heavy rainfall persists. In 1985 the river bursts its banks, and since then floods have been on a smaller scale. Smaller streams and storm-water drains have also caused occasional problems when rainfall persistently exceeds average levels. Much of the land adjacent to the river is protected as reserve and provides a much-appreciated recreational feature, with walking tracks and grassed areas over approximately 12 km of river bank. The central urban area of Lower Hutt (including Wainuiomata and Eastbourne) had a population of 101,500 at the June 2009 estimate. The current owners have hosted Opera singers and other musicians, and they have all commented on the acoustics of this building. The decor includes 50's and 60's Formica tables - all familiar for our childhoods. The owners have recently added a great collection of retro Music poster around the walls, which are proving really popular with regulars and visitors alike. The Business:The current hours are Monday to Saturday, 7.30 am to 4.00 pm. Monday to Friday is very steady with office workers and tourists. Opening Sunday for brunch, and evenings Friday and Saturday, could provide good options for growth. The rent is reasonable for its location. The lease is renewable in June for three years, with a further right of renewal in June 2012. The plant (valued at approx. $65,000) consists of two restaurant ovens, double door fridge, two microwaves, Wega two group coffee machine and grinder, under bar drinks cabinet, under counter freezer, upright drinks cabinet, all tables and chairs, kitchen appliances, cutlery, glasses, crockery. The storage room has a chest freezer and fridge. Full plant list is available. All equipment has been well maintained and the Cafe has an 'A' grade hygiene rating. The annual turnover is over $300,000 and showing growth despite a competitive environment. The Cafe has a staff of 5 including a working owner and two part-timers. The current Owners wish to travel again. About Wanganui:Wanganui is located on the South Taranaki Bight, close to the mouth of the Whanganui River. It is 200 kilometres north of Wellington and 75 kilometres northwest of Palmerston North, at the junction of State Highways 3 and 4. Much of the city is on the river's northwest bank. The river is crossed by four bridges - Cobham Bridge, City Bridge, Dublin Street Bridge and Aramoho Railway Bridge (rail and pedestrians only). Close to the southeast end of the City Bridge is one of Wanganui's more unusual features, an elevator leading to a monument on the top of Durie Hill. Prominent buildings of the city include the Sarjeant Art Gallery, and the Royal Wanganui Opera House, which was built in 1901. Cook's Gardens are a major sporting venue, used for cricket, cycling, and athletics. On January 27, 1962, a world record time for running the mile was set by Peter Snell on the grass track at the gardens. A considerable proportion of Wanganui's economy relates directly to the fertile and prosperous farming area that surrounds the city. Other local industries include engineering and port facilities. Business Broker's Comments:This is a good opportunity for a capable operator or working couple to build on the reputation established by the current owners. There is scope to extend the opening hours and seating capacity to add additional revenue. The Music theme could be developed further by displaying additional memorabilia and hosting music groups and clubs. The buildings are all constructed of solid brick and during the refurbishment process much of the rimu timber framing was recycled and transformed into furniture for the Guest Rooms and the Restaurant. The owners accommodation is currently limited to a self contained one bedroom apartment however there are opprtunities to further develop this side of the property. The grounds are expansive with approximately 2 acres of beautiful lawns and gardens. Included in the chattels for this property are Mountain Bikes and Canoes which are there for the Lodge Guests use, and of course the owners. The proposed addition of cycle trails linking in with the famous Central Otago Rail Trail in Alexandra and also through to Lawrence and beyond will bring immense commercial benefits to the area and in particular to the Lodge. Brokers Comments: This property certainly lends itself to a relaxed country lifestyle with the added advantage of a good income. Phil and Kim have developed a wonderful property and have built the business up from scratch. Any new owner can simply move in and continue to run the business as it currently is or they can take on the opportunity to develop the business further as there is plenty of scope to grow the business. It lies on the Clutha River, some 160 kilometres from Dunedin. It covers an area of 6 square kms, and extends for nearly 30 kilometres towards the town of Alexandra. The town of Roxburgh lies 5 kilometres south of the Dam. Roxburgh is a small New Zealand town in the Teviot Valley of about 750 people on the banks of the Clutha River, 40km south of alexandra in the South Island. It is on the main highway linking Central Otago (in which it lies) with the city of Dunedin, 155km to the east. An important centre during the Central Otago Goldrush of the 1860's in more recent times Roxburgh has relied on a mixture of livestock and stone fruit production for its economic survival. It is one of the countries most important apple growing regions, and other stone fruit such as cherries and apricots are harvested locally. Flat, sale, riverside, northland

flat MARINA COURT MOTEL FOR SALE AS FREEHOLD GOING CONCERN IN WHANGAREI - ROCK SOLID BUSINESS - STABLE INCOME - WELL MAINTAINED BUILDINGS AND GROUNDS - SOLE WATERFRONT MOTEL ON RIVERSIDE DRIVE IN WHANGAREI - HARBOUR VIEWS The Marina Court Motel sits bordering the shores of the marina on Riverside Drive in the heart of central Whangarei. It is the only motel with a waterfront position on Riverside Drive. The current owners have set up the operation to run on minimum daily input by offering long term rates on a regular basis, and this has generated significant good will and an excellent reputation within the international boating community, with yachties turning up who have never been to New Zealand but know exactly how to find the Marina Court because their mates have told them to stay there. This is truly a rock solid business opportunity with a steady and sustainable trade producing good profits for the owner. Due to the current business model this can either offer good returns with a more relaxed approach, or with more effort, correspondingly the returns can be raised as well by taking in more short termers who of course pay higher rates, but also require more servicing. Although the buildings have been maintained to a high level by the vendors, the opportunity still exists to reap the benefits from the capital gains that could result from some strictly cosmetic improvements for a relatively small investment. CONFIGURATION The Motel consists of 3 blocks. The owners accommodation is on the top floor of the house block. The Marina Court provides spacious and comfortable owners accommodation, with great views of the Marina area and always something of interest happening in view. There are two bedrooms, an office and open plan kitchen, lounge and dining. There is easy access to the reception area via the stairway. Downstairs in the owners block is a fully self contained flatette. In addition to the flat there is a veritable rabbit warren of storage spaces, workshops and garaging. The ground floor also contains the guest laundry which was refurbished in 2007, with coin operated machines. The two accommodation blocks contain 8 fully self contained units. There are 2 X 2 bedroom units and 6 X 1 bedroom units. Units 1,2,3,4,5 and 7 have been refurbished since arriving about ten years ago. Consent for extra units is available. The motel complex was repainted in 2001. The grounds are beautifully Maintained, with a recently recovered gazebo, a carport and freshly laid asphalt forecourt. The rooves of the two main blocks are near new, and the house roof is only about ten years old. A new underground water supply was laid in 2005. For health reasons the vendor is very keen to move on, and will consider any reasonable offers, or part trades. The Marina Court is a Freehold Going Concern which consists of Freehold Buildings sitting on leasehold land. The terms for the lease hold on the land are 21 years lease in perpetuity, which means it is an absolutely watertight agreement guaranteeing right of renewal. The lease cost represents a small portion of the outgoings as an overhead, and compared to the cost that the land would realise as a freehold it represents bargain basement value. A property like this in it's location with freehold land would cost far, far more than the current offering. Make no mistake, this is a Freehold Going Concern, without the capital outlay, opportunity costs and interest payments required to secure the land. When factored into the equation with lifestyle, location and income it represents real value. FEATURES Whangarei is the commercial centre for Northland Whangarei, with an urban population of over 47,000, is a modern and vibrant city situated at the head of a picturesque harbour. Commercial, sale, thames, waikato

commercial PRICE REDUCED!! The Old Royal Hotel building is For Sale in Thames, Coromandel Peninsula, NZ. The old Royal Hotel, Thames, is an icon of Thames' gold-mining past and stands at the gateway to the Coromandel Peninsula, one of New Zealand's most popular tourist areas. Built in 1904 to the highest standards in solid kauri, the ca. 1,000 m2 Royal Hotel building occupies a corner site in a quiet part of Thames, close to Victoria Park and the waterfront. To the delight of a supportive Council and neighbours, the building has been lovingly renovated under Architect supervision, preserving its superb character while incorporating contemporary standards. Rewired, restored and repainted, The Royal now awaits its new destiny. The Hotel features beautiful woodwork throughout and soaring ceilings. There is a sweeping porch on the ground floor, mirrored by a gracious verandah on the upper floor. A landscaped courtyard at the rear of the building offers further restful space. Resource consent has been granted for accommodation purposes. The developer's plans are available (included in the asking price) for a complete fit-out comprising:* A Boutique Hotel or Lodge with grand Reception and Office, plus 10 large ensuite rooms, many giving onto the upstairs verandah. One enormous room incorporates a kitchenette and is suitable for longer-term occupancy. There is little competition in the area for this sort of accommodation. * A Restaurant/Cafe with commercial kitchen, offering table seating for approximately 50 guests plus a very comfortable lounge area. This restaurant could be operated by the Hotel owner or leased out to a restauranteur. Thames is not overly supplied with quality restaurants. * A separate Tenancy, ideal for professional offices providing regular income - and patronage to the restaurant. * An Owner/Manager Apartment. The hotel is of a size that can be managed by a couple plus staff and the apartment design reflects that. There is on-site parking for 5 vehicles; provision to convert the street parking to angle parking for a further 7 vehicles (Resource Consent exists), and ample on-street parking in the area. The existing plans for a boutique hotel represent only one potential future for the Royal Hotel. It could equally be designed as a Rest Home, Commercial offices, Respite centre or self-contained apartments. The buyer will choose! A commercial operation will see an immediate GST claw-back of 12.5% of the purchase price: which could go a long way towards taking the Royal to the standard desired by the new owner. The Royal Hotel Thames would appear to be especially attractive to migrant entrepreneurs under the new rules, offering the right level of investment and job-creation. Professional advice should be sought. The potential revenue from the Royal Hotel as proposed is very exciting and the complex offers its new owners a gracious apartment home; a potentially exciting and profitable business; the Coromandel lifestyle on the doorstep; and great prospects for capital gain. About Thames:Thames is an historic town situated between the calm waters of the Firth of Thames and the majestic ranges of the Coromandel. It is another world: but just 1 hour 20 minutes from Auckland International Airport - or less, when the $50 million replacement for the Kopu Bridge is completed. The major towns of Tauranga and Hamilton are an hour and a bit away. Thames offers many attractions: browsing through the numerous and varied speciality shops, a colourful gold-mining history, beautiful forests and coastlines. Thames is a great base from which to visit the Coromandel Peninsula. Most places on the Coromandel are within 1 to 1.5 hours drive from the town. The Kauaeranga Valley lies in the hills just behind Thames and offers extensive walking tracks and camping opportunities as well as some of the more adventurous activities that the Peninsula has to offer. The Thames Coast, a beautiful stretch of scenic coastline just north of Thames, also offers a variety of activities and is famed for its fishing. The population of approx 7,500 is well serviced by a large supermarket, air conditioned shopping mall, many large chain stores and well as boutique shops - and 5 cinemas. There is a good trade/service sector, strong industrial group, commercial centre, hospital and medical centre supporting Thames and the larger Coromandel region. The Government has just spent $20 million on a new hospital in Thames - the base hospital for this part of the Waikato. The influx of skilled staff has produced a residential accommodation shortage. Thames boasts many pre-school/childcare facilities, several primary schools, a high school, as well as tertiary courses and continuing education programmes. There are also hundreds of sports groups, clubs, organisations, service groups, arts & crafts, gardens and outdoor activities available. Key selling points: Character Potential Quality renovation Position. http://www.arkadia.com/zpoc-t118026/
