Lower Hutt (Maori: Awakairangi) is a city in the Wellington region of New Zealand. Its council has adopted the name Hutt City Council, but neither the New Zealand Geographic Board nor the Local Government Act recognise the name Hutt City. This alternative name can lead to confusion, as there are two cities in the Hutt Valley, Lower Hutt and Upper Hutt. The Upper Hutt City Council objects to the name of Hutt City. The former Hutt County included much of the area of both Upper Hutt and Lower Hutt. Lower Hutt is in the Wellington Region. It is the tenth largest city in New Zealand in population, and covers an area of 376.74 km². Geography The city centres on the lower (southern) valley of the Hutt River, to the northeast of Wellington. The valley widens as the river nears its mouth, so the central urban area of the city forms a triangle with its longest side along the shoreline. In the upper reaches of the city the Western and Eastern Hutt Hills become closer, culminating in the Taita Gorge at the northern end of Lower Hutt, separating the city from neighbouring Upper Hutt. Lower Hutt includes the cluster of small settlements that extend down the eastern coast of Wellington Harbour. These include the two large townships of Wainuiomata (inland) and Eastbourne (on the coast). The city also includes a large area of sparsely-populated land to the east of the harbour, extending to Pencarrow Head and into the Rimutaka Ranges. Lower Hutt includes the islands in Wellington Harbour, the largest of which, Matiu/Somes Island, is commonly referred to by its former name of Somes Island. Hutt River The Hutt River is one of the most significant features of the city, which occupies the lower regions of its flood plain. In the 20th century stopbanks were built to contain the river, but the threat of flooding as the result of heavy rainfall persists. In 1985 the river bursts its banks, and since then floods have been on a smaller scale. Smaller streams and storm-water drains have also caused occasional problems when rainfall persistently exceeds average levels. Much of the land adjacent to the river is protected as reserve and provides a much-appreciated recreational feature, with walking tracks and grassed areas over approximately 12 km of river bank. The central urban area of Lower Hutt (including Wainuiomata and Eastbourne) had a population of 101,500 at the June 2009 estimate. flat The Credit Crunch Solution - The Attractive Alternative! The current global liquidity problem is having a huge impact on the ability of property investors to buy property. At the moment developers need investors more than ever but the problem is investors are unable to raise the money to invest and so the cycle continues. The 2008 credit crunch has produced and will continue to produce some of the best buying opportunities we have seen for over 15 years. Cash rich and deposit bond investors are going to be sitting pretty in years to come as they buy now property that developers are struggling to sell, often at huge discounts. Everything is on sale and you do not want to be the one that misses out. So why is the Deposit Bond so attractive for off plan property? Buying off plan property involves securing a property with a cash deposit and then waiting months maybe even years for completion. By using Deposit Bonds, the buyer avoids the need to put up the cash deposit that would normally be required to secure the property. When closing time comes the purchaser will come up with 100% of the purchase price using finance and cash. Simply put, the buyer will defer the cash required now, allowing them to keep their funds working for them. The project below is a property bond investor’s dream. flat MARINA COURT MOTEL FOR SALE AS FREEHOLD GOING CONCERN IN WHANGAREI - ROCK SOLID BUSINESS - STABLE INCOME - WELL MAINTAINED BUILDINGS AND GROUNDS - SOLE WATERFRONT MOTEL ON RIVERSIDE DRIVE IN WHANGAREI - HARBOUR VIEWS The Marina Court Motel sits bordering the shores of the marina on Riverside Drive in the heart of central Whangarei. It is the only motel with a waterfront position on Riverside Drive. The current owners have set up the operation to run on minimum daily input by offering long term rates on a regular basis, and this has generated significant good will and an excellent reputation within the international boating community, with yachties turning up who have never been to New Zealand but know exactly how to find the Marina Court because their mates have told them to stay there. This is truly a rock solid business opportunity with a steady and sustainable trade producing good profits for the owner. Due to the current business model this can either offer good returns with a more relaxed approach, or with more effort, correspondingly the returns can be raised as well by taking in more short termers who of course pay higher rates, but also require more servicing. Although the buildings have been maintained to a high level by the vendors, the opportunity still exists to reap the benefits from the capital gains that could result from some strictly cosmetic improvements for a relatively small investment. CONFIGURATION The Motel consists of 3 blocks. The owners accommodation is on the top floor of the house block. The Marina Court provides spacious and comfortable owners accommodation, with great views of the Marina area and always something of interest happening in view. There are two bedrooms, an office and open plan kitchen, lounge and dining. There is easy access to the reception area via the stairway. Downstairs in the owners block is a fully self contained flatette. In addition to the flat there is a veritable rabbit warren of storage spaces, workshops and garaging. The ground floor also contains the guest laundry which was refurbished in 2007, with coin operated machines. The two accommodation blocks contain 8 fully self contained units. There are 2 X 2 bedroom units and 6 X 1 bedroom units. Units 1,2,3,4,5 and 7 have been refurbished since arriving about ten years ago. Consent for extra units is available. The motel complex was repainted in 2001. The grounds are beautifully Maintained, with a recently recovered gazebo, a carport and freshly laid asphalt forecourt. The rooves of the two main blocks are near new, and the house roof is only about ten years old. A new underground water supply was laid in 2005. For health reasons the vendor is very keen to move on, and will consider any reasonable offers, or part trades. The Marina Court is a Freehold Going Concern which consists of Freehold Buildings sitting on leasehold land. The terms for the lease hold on the land are 21 years lease in perpetuity, which means it is an absolutely watertight agreement guaranteeing right of renewal. The lease cost represents a small portion of the outgoings as an overhead, and compared to the cost that the land would realise as a freehold it represents bargain basement value. A property like this in it's location with freehold land would cost far, far more than the current offering. Make no mistake, this is a Freehold Going Concern, without the capital outlay, opportunity costs and interest payments required to secure the land. When factored into the equation with lifestyle, location and income it represents real value. FEATURES Whangarei is the commercial centre for Northland Whangarei, with an urban population of over 47,000, is a modern and vibrant city situated at the head of a picturesque harbour. Whangarei is New Zealand's warmest and most northern city and is famous for showing visitors an easy-going good time. Whangarei also has numerous museums, a world famous clock collection and New Zealand's best collection of native ferns. Those arriving from the south will notice the white stone Polish Memorial. For eight years from 1944, Pahiatua hosted a refugee camp for children from Poland. Pahiatua's rivers are known throughout New Zealand; within half an hour's drive you'll find 200 kilometres of fishable water. For much of the year these top class fishing spots are undiscovered territory. Their names are legendary: Makuri, Mangahao, Mangatainoka, Makakahi and Manawatu. The southern boundary is Silverstream and the northern boundary the top of the Rimutaka Hill, covering an area of 53,962 hectares and making Upper Hutt one of the largest city councils by area in New Zealand. The location is just three minutes from Queen Street and only a five minute walk from the Viaduct Basin. The location, style and exclusive offer of Celestion makes this an excellent investment option! 10 Key Reasons Why you should invest in Auckland and New Zealand * Interest rates at an all time low - cashflow positive deals * Demand/supply - The demand for Auckland rental property is exceeding supply. The increased costs of building in central Auckland have caused many developers to cancel or postpone projects * Building consent numbers have fallen by 22 per cent and are still falling. Tony Alexander, Chief Economist of the Bank of New Zealand says they are at their lowest level since the early-1990s and a homes shortage will start to show later next year * By 2021, Auckland will be home to over 2 million people * Ranked 5th best city in the world - 2008 Worldwide Quality of Life Survey * Host to the 2011 Rugby World Cup and the 2015 Cricket World Cup * These factors will contribute to the next phase of the property cycle, as rents rise and interest rates fall, property prices will increase * No Capital Gains Tax * No Stamp Duty or land tax * No Inheritance Tax in New Zealand There is no better time to buy than now. Auckland has some outstanding fundamentals for excellent long term capital growth. The Credit Crunch is Good News for New Zealand. Why ? you might ask * Supply and Demand - New property development has reduced significantly due to the credit crunch but the demand for inner-city property is growing with a consequent shortage of accommodation in Auckland expected * It is a buyer’s market and developers are currently offering additional incentives, as illustrated above * Interest rates - interest rates are on the way down. They are already at an all time low. This will be an added bonus for NZ property as many properties will become cash flow positive. * The NZ dollar is now weaker than last year, which improves your purchasing power. Property is cheaper to purchase * Credit crunch will not last forever * The Rugby World Cup is set for 2011 which will provide a unique rental opportunity for landlords We often get asked should I buy now or wait until the property market hits the bottom of the cycle. The difficulty in answering this question is that no one ever knows when we are at the bottom of a property cycle and, more often than not, people wait until the market is actually rising again before they invest. The problem with investing in a rising market is that developers are happy to wait before they sell as demand will always be greater in a rising market. So the best time to buy is when the market is falling and developers are very keen to attract investors. The current financial turmoil has created the best property investment opportunity for over a decade so please don’t wait too long because you will miss out. Remember a rising market is just around the corner so these prices and additional benefits are not going to be around for long. Contact Us Elite Property Investments also has an administration service, which is designed to assist an overseas investor enter the New Zealand market in confidence. You will have access to a lawyer for your conveyancing, a mortgage broker for your finance and an accountant for your yearly tax returns. We assist in every step of the buying and holding process of New Zealand property. For more information on this fantastic investment opportunity please click the enquiry link above and we will then email you further information and instructions on how to reserve. PLEASE NOTE NON-RESIDENTS OF NEW ZEALAND SHOULD SEEK PROFESSIONAL ADVICE FROM A SUITABLY QUALIFIED TAX PROFESSIONAL TO ASCERTAIN HOW HOLDING OVERSEAS PROPERTY MAY AFFECT THEIR TAX POSITION IN THE COUNTRY IN WHICH THEY ARE DOMICILED. To brief you on Auckland, it is New Zealand’s largest city with a population of 1. 8 million, Auckland has a growth rate twice as fast as the national average. This spectacular city has a breathtaking harbour and amazing beaches and it provides an exceptional opportunity for investors interested in maximising their capital growth and maintaining strong rental yields. http://www.arkadia.com/ltas-t46604/
